Your Build Journey

Granvue’s Project Review Team will review your project file based on the information provided regarding:

• Developer requirements
• Building envelope
• Building regulations (rescode)
• Finalised structural changes
• Project overview

Once your project file has been reviewed and accepted you will be allocated to one of our expert Building Coordinators who will guide you through your building journey. This is started by scheduling your Tender, Colour, Tile selection and Contract appointments. All appointments are conducted at 45 Keilor Park Drive, Keilor Park. Monday to Friday from 9.30am.

You willl be presented with your Tender document which will outline your site costs, site plan and preliminary working drawings.

Upon acceptance of the Tender you will pay $3,000 and thereby authorise Granvue Homes to prepare all formal documents (HIA Building Contract, plans and specifications) for the building of your new home.

This is the fun part. You will work with our Colour Consultant and choose the colours and finishes that best suit your new home and, of course, you. You will be shown a selection of paint colours, appliances, flooring, tapware and more, from our classic and on-trend ranges.

Your final contract is ready to view and sign. Upon signing and acceptance, you will pay the balance of 5% and authorise Granvue Homes to start the application for your building permit and preparing your project to commence construction.

Granvue will submit a Building Permit Application to a Building Surveyor who will review and issue a Building Permit once all relevant documents have been accepted and approved.

Granvue will finalise your file in preparation for construction to commence on your new home.

This is the beginning of the on-site construction process. Required site levels are achieved by a scrape or excavation. A set out of the dwelling position is carried out. All under-slab drainage is laid, and the concrete slab is poured, creating the base of your home. Pre-slab and steel reinforcement inspections are carried out by an independent Building Surveyor.

Wall frame and roof trusses are erected. Framework inspection is carried out by an independent Building Surveyor.

This is the stage when the home’s external wall cladding and roof covering is fixed, external doors and windows are fitted (a temporary front entry door will be installed at this stage).

Rough-ins, internal cladding, architraves, skirtings, internal doors, baths, basins, cabinets and cupboards are fitted and fixed in position.

Plumbing, electrical, heating/cooling, sinks, troughs and stone bench tops are installed. Painting, floor coverings and the fitting-off of plumbing, heating/cooling and electrical appliances are completed. Door furniture, robe fit-out, shower screens, mirrors and splashbacks are installed.

A final inspection is carried out by an independent Building Surveyor prior to issuing the Certificate of Occupancy. A Granvue representative will carry out the Practical Completion Inspection with you, to make sure you are happy.

You are then required to organise final payment in readiness for settlement within 14 days.

Our service doesn’t stop after you have settled in, we will take care of maintenance issues that arise within 3 months from the Practical Completion Inspection of your home. Once any maintenance works are finished, you’ll sign off completion of warranty of any works.
